Accessible environment makes Mawan a smart community

Office buildings are all connected to a subway entrance, while one single underground parking lot that expands over adjacent office buildings increases the parking space in the neighborhood. This is how a Mawan neighborhood has been developed to enhance its land use efficiency.

“It only takes me 10 minutes to arrive at my office cubicle after exiting from the Railway Park Station of Metro Line 5,” said an employee of KM Tech, a high-tech firm in the Qianhai Sinlikon Center, one of the office buildings in the Mawan neighborhood. “I also don’t have to worry about the weather.”

In order to maximize the land uses, Block 3 of the 19th unit in Mawan piloted a multi-unit overall development model, which connects the adjacent Qianhai Sinlikon Center, SF Headquarters Tower, Qianhai Shimao Center, Heung Kong Financial Center, Gionee Building, Qianhai Free Trade Tower and Qianhai Xiangbin Building through corridors. Currently, 222 companies with more than 13,000 employees are working in these buildings.

Hu Lingling, office director of the Ping An International Smart City Technology Co. Ltd., said that the maximum use of space in Qianhai is one of the most important factors for them to relocate their headquarters into the Qianhai Free Trade Tower.

“Our company has achieved rapid development since we moved to Qianhai in January 2019. At present, we have about 2,500 employees, of which over 70 percent are technological talents,” Hu said.

Catering and other services are also available in the buildings. For example, there are 32 commercial establishments in the Qianhai Shimao Center, including restaurants, a fitness center, a supermarket and hair salons, which can meet the daily needs of people in the neighborhood.

The underground car park, the first of its kind in the country, spans the whole of Block 3 of the 19th unit was put into operation in April last year. The car park, jointly owned by the proprietors of the seven high-rises, makes use of the common space among the seven office towers for more parking places.

The operator of the car park, Qianhai Smart Transportation Operation and Technology Co. Ltd., has designed a complete parking fee settlement and allocation system integrating IoT, cloud computing and other advanced technologies, which precisely determines the ownership of parking fees through identifying and matching the movement trajectory of the vehicles.

“We have also designed a fault-tolerance mechanism in the system. For parking fees for which the ownership cannot be determined, we will make a secondary distribution in accordance with certain rules to ensure a reasonable distribution of all parking revenues,” said a senior staff member of the operating company.
